How we approach floor tile on site
Everything expensive about a tile floor happens before the first tile goes down. Flattening the substrate is most of the labor, and large-format tile is unforgiving of a floor that is out by even a small amount — the bigger the tile, the more visible the lippage.
Nashville houses on crawl spaces move seasonally. That movement is why so many tile floors here crack along a single line, and an uncoupling membrane is what stops the movement reaching the tile.
Layout is decided first and agreed with you. Setting from a corner and working outwards is how a floor ends up with a half-inch sliver against the most visible wall in the room.
Movement joints are not optional on larger floors, however much they interrupt the look. Tile expands, the substrate expands at a different rate, and without somewhere to go the floor tents.

What makes a tile floor crack?
The floor under it. Tile is rigid, and a subfloor that flexes, a slab that has cracked, or a substrate that was not properly prepared moves under the tile and the tile cracks along the line of movement. Large-format tile is less forgiving still. The substrate is made flat, stiff and stable before the first tile goes down, and an uncoupling membrane is used where the floor is likely to move.
Why do large-format tiles lip at the edges?
The floor was not flat enough. Large tiles need a flatter substrate than small ones — a tolerance of a few millimeters over ten feet — and a floor that was not leveled leaves one tile edge higher than its neighbor. It is felt underfoot and seen in raking light. Self-leveling compound before tiling, and a leveling clip system during, are what prevent it.
